Running a Property Analysis

1. From the dashboard, click on "New Analysis"
2. Enter the property address or MLS number in the search field
3. Review the property details that are automatically populated
4. Make any necessary adjustments to the property details
5. Click "Run Analysis" to generate insights

Understanding the Analysis Results

The analysis results are organized into several sections:

• Valuation: Estimated market value with confidence score
• Comparable Properties: Similar properties used for the valuation
• Market Trends: Price trends in the neighborhood
• Investment Profile: Potential ROI and risk assessment

Saving and Sharing Analyses

After running an analysis, you can:

• Save the analysis to your account for future reference

Creating a CMA Report

1. From the dashboard, click on "Create CMA"
2. Enter the subject property information
3. Let our AI find comparable properties, or manually select them
4. Adjust the comparables as needed (add or remove properties)
5. Customize the report sections and branding
6. Generate the report

Customizing Your CMA Reports

BlueNest AI allows you to customize your CMA reports in several ways:

• Add your agency logo and contact information
• Choose which sections to include or exclude
• Add custom notes and recommendations
• Select from multiple design templates

Sharing CMA Reports with Clients

Once you've generated a CMA report, you can share it with clients in several ways:

• Download as a PDF to share via email or print
• Generate a secure web link that clients can access
• Present the report in an interactive format via the BlueNest AI portal
• Schedule automatic email delivery to your client

Uploading Images for Analysis

To use the Visual Analysis feature:

1. Navigate to an existing property analysis or create a new one
2. Click on the "Visual Analysis" tab
3. Upload property images (interior and exterior)
4. Wait for the AI to process the images (typically 1-2 minutes)
5. Review the visual analysis results

Understanding Visual Analysis Results

The Visual Analysis provides scores and insights in several categories:

• Renovation Quality: Assessment of finishes, materials, and craftsmanship
• Property Condition: Overall maintenance and upkeep evaluation
• View Quality: Analysis of the property's views and exposure

If you receive a "Property Not Found" error when searching for a property:

• Verify the address is entered correctly
• Try using the property's MLS number instead
• Check if the property is in our coverage area
• For new constructions, try searching by the development name

Analysis Taking Too Long

If your property analysis is taking longer than expected:

• Check your internet connection
• Refresh the page after a few minutes
• For image analysis, ensure images are under 10MB each
• Try running the analysis without images first, then add images

Image Analysis Issues

If you're having trouble with the image analysis feature:

• Ensure images are clear and well-lit
• Check that the image file format is supported (JPG, PNG, HEIC)
• Reduce image file size if larger than 10MB
• Try uploading fewer images at once (5-10 maximum)

Billing and Subscription Issues

For billing or subscription-related issues:

• Verify your payment method is current
• Check for any declined transaction notifications
• Ensure you haven't reached your plan's usage limits
